RMIS recommends a PM/Repair program for roof systems with significant life remaining (5 or more years).
Emergency repairs may be conducted on roof systems with less than five years of life remaining depending upon the issue(s) and the interior risk.
A pro-active preventative maintenance program includes regular scheduled inspection and immediate corrective action of minor problems before they become larger expensive problems.
PM inspection and corrective actions include: clean-up of drainage systems, debris removal, foliage removal, rebroadcasting of aggregate, re-filling of gum & pitch boxes, minor stripping membrane repair, caulking details, re-attachment of metal flashings, minor replacement of weather/deteriorated fasteners on metal roof systems, etc.
RMIS can provide regular scheduled inspection and PM repairs for our outlying clients, engage a contractor on behalf of the client or provide the necessary training on a request basis.
As with any piece of equipment or machinery a roof requires ongoing preventative maintenance which are not considered warrantable items.
RMIS offers PM training to facility managers and maintenance staff.
Training includes a power point presentation identifying numerous roof system types and common items requiring attention.
Practical hands-on training including common industry tools and repair materials.
Training to maintenance staff, for all roof systems, include:
– Regular clean up of roof drainage systems
– Redistribution of wind scoured aggregates
– Refilling of all gum boxes and pitch pots
– Minor patching of perimeter membrane flashings
– Basic annual roof inspections
– General Approach for leakage investigations
– Common sources of leakage for various roof system types
– Materials and tools used for roof repairs
– Common approaches for repairing small to moderate leaks on various types of roof systems
RMIS can provide these to our outlying clients or engage a contractor on behalf of the client to make the necessary repairs.
It may not be feasible to conduct major repairs to a roof system which is either near or at the end of its intended service life; replacement may be the only option.
Major repair may include a partial roof replacement, replacement of moisture saturated roof components, major membrane detail repairs, and any large repair to a roof system with 5 or more years of life remaining.
RMIS can investigate, provide a detailed scope of work, engage a contractor and verify completion of these types of repairs for a client, ensuring proprietary products and industry standard procedures were conducted.
